The Industriepark Berlin-Szczecin in Pasewalk is one of the last large industry and commercial estates in Germany with free capacities. The East industrial estate | Torgelower Straße East

The industrial estate (Torgelower Straße Ost) is fully developed and about 50% is occupied. The plots are almost flat and are available as industrial and commercial space in sizes from 5,000 to 80,000 m2. Companies from the food and building materials industries as well as from the electrical and metal trades have already settled here.

Total area: 41,00 ha

The West industrial estate | Torgelower Straße West

The West industrial estate (Torgelower Straße West) is fully developed. About half of the space is currently occupied. The available plots are almost flat and are available as industrial and commercial space in sizes from 5,000 to 80,000 m2. Companies from the food and building materials industries as well as from the electrical and metal trades have already settled here.

The industrial park – advantages at a glance

The Berlin-Szczecin Industrial Park is designated as an industrial area and offers favorable location conditions for large investors. The impressive total area of 156 hectares is divided into three construction phases with attractive open spaces:

  • Construction phase 1: approx. 17.8 ha
  • Construction phase 2: approx. 84 ha
  • Construction phase 3: approx. 20 ha

All connections can be customized during the planning stage. The existing lines meet all requirements for electricity and gas supply. Additional assets include the possibility of laying main tracks for the railway and the proximity to the A20 motorway.

Pasewalk is connected to the A20 motorway towards Rostock and Hamburg via the adjacent B104 federal highway, as well as to the A11 motorway towards Berlin and Szczecin. Szczecin’s connection to the S3 expressway, which runs as a European north-south corridor from southern Sweden along Poland’s western border to Czechia, is an important locational advantage.

The nearest international airport, Berlin-Brandenburg (BER), can also be reached in around 1.5 hours via the A11/A10 motorways. Szczecin-Goleniow Airport is even closer (around one hour).

Towards Stralsund, Pasewalk station is the most important hub for passenger transport in Vorpommern. From Pasewalk, Berlin, Szczecin, Greifswald, Stralsund, and Ueckermünde can be reached directly by train. In addition, ICE trains run directly to Munich Central Station and Frankfurt Central Station.

With its high-quality and affordable industrial and commercial space, the city of Pasewalk offers ideal conditions for companies looking to establish new premises or expand.

The size and location of the sites open up a wide range of flexible usage options. Maximum subsidy rates of up to 40% (the highest in Germany!), moderate trade tax rates, and fast approval procedures are convincing arguments. R&D projects by companies with business premises in Mecklenburg-Western Pomerania receive subsidies for the development of innovative products and processes. Overall, the region offers a very attractive funding environment.

The region of Vorpommern offers great potential in terms of education, training, and the recruitment of academic professionals: the University of Greifswald, the universities of Stralsund and Neubrandenburg, as well as 16 vocational schools and three non-university research institutions help to secure the supply of skilled workers for local companies.

Neubrandenburg University of Applied Sciences specializes in agricultural economics and food sciences, among other subjects. Graduates of the University of Greifswald enrich the job market with their training in business administration, physics, mathematics, and computer science. The University of Applied Sciences Stralsund also contributes significantly to the supply of highly qualified specialists in the region with its focus on electrical engineering, computer science, mechanical engineering, and economics.

More than 100 different vocational training courses are offered in various fields in the district of Vorpommern-Greifswald: agriculture, nutrition and home economics, automotive engineering, hospitality, health and nursing, wood technology, laboratory and process technology, metal technology, food industry, and business and administration.

One locational advantage for Pasewalk is Szczecin’s link to the S3 motorway. As a European north-south corridor, this leads from southern Sweden along Poland’s western border to the Czech Republic.

Berlin, Szczecin, Greifswald, Stralsund and Ueckermünde can be reached directly by train from Pasewalk. There are also ICE connections directly to Munich main station and Frankfurt main station.

With an annual transshipment volume of 24 million tonnes, Szczecin and Świnoujście seaports make up Poland’s second largest seaport. The most important ports in the Baltic Sea and North Sea as well as the overseas ports of Hamburg, Bremerhaven and Rotterdam can be reached by feeder traffic via Szczecin and Świnoujście from Pasewalk.

The twin port of Szczecin-Swinemünde is Poland’s second largest seaport after Gdańsk, with an annual throughput of 24 million tons. From Pasewalk, container transport via Szczecin provides access to the most important ports on the Baltic and North Seas, as well as the overseas ports of Hamburg, Bremerhaven, and Rotterdam.

A new container terminal offers a handling capacity of 120,000 TEU, storage capacity of 4,000 TEU, and plug-in stations for 157 refrigerated containers. The twin port already plays an important role in the transport of goods between Scandinavia and Southern Europe. The port group is currently expanding its capacity. The plan is to achieve a total handling capacity of more than 40 million tons, which is roughly equivalent to the size of the port of Rostock.

The growing importance of Szczecin as a container hub and the increasing volume of freight traffic passing through the city are creating new potential for Pasewalk to attract new businesses. After all, Pasewalk is only 39 km away from Szczecin!

The proximity to the overseas port of Rostock is also an advantage: in 2018, a total of 25.6 million tons of goods were handled here¹. The high-performance terminal for rail, road, and ship goods covers an area of approximately 70,000 square meters.
